New residence hall with state-of-the-art amenities.
Colliers Project Leaders has been engaged to assist the Rhode Island School of Design (RISD) during the planning, design, and construction of the New Residence Hall Project. The building is currently under construction and schedule for completion in 2021.
The new 43,500 gsf residence hall will house 153 students on six floors. Part of a larger quad enhancement project, it will feature amenities like workrooms, makerspace, bike storage, a shared kitchen, and outdoor terrace, and upon completion, it will allow for the phased renovations of Nickerson and Homer Halls, totaling 87,000 gsf.
The state-of-the-art project is utilizing an Integrated Project Delivery Method (IPD) to collaboratively fuse the talents of the team. While similar to a Design/Build construction method, this process directly involves the major construction trades from the very beginning of design and allows all participants to share in the project’s success. The innovative design is influenced by thoughtful input from the campus community, including common spaces for socializing, making, reflecting and creative expression, and is tailored to meet the needs of RISD’s art and design students.
Colliers is providing the following services during the planning phase of this project:
- Attendance and participation at weekly IPD big room/colocation meetings
- Core group team leader
- Support RISD in the coordination of Owner/Team member’s attendance and participation at meetings
- Review, estimating and analysis of cost allocation by category proposed by Shawmut and the IPD team
- Lead the project team on site due diligence and forensic investigation
- Establish and manage project milestone schedule and project macro schedule
- Support RISD in custom furniture design and procurement
- Develop and manage total project budget including status reporting and invoice analysis/processing
- Field observations and monthly reporting including cost, quality, schedule, risks and opportunities
