New headquarters in Ajax

Grandview Kids is an independently owned not-for-profit children’s treatment centre in Ontario’s Durham region. Dedicated to providing quality care to children and youth with physical, communication and/or developmental needs, Grandview Kids offers specialized programs, outpatient clinical treatments and support to help children and their families live life to their full potential.

Partnering with Infrastructure Ontario, the Ministry of Children, Community and Social Services and the Town of Ajax, Grandview Kids will be relocating its main site to Ajax and consolidating several satellite locations in the region. The new Grandview Kids project will create a welcoming, family-centred pediatric facility supporting an integrated mix of rehabilitation, medical and clinical services, as well as educational and research activities.

The new headquarters will be located on a 5.06-acre greenfield site donated by the Town of Ajax. It will house a family resource centre, therapy and treatment spaces, medical and other professional service clinics, a multi-use gymnasium, an aquatic therapy pool, an outdoor sensory trail and wheeling canopy. The facility will also be equipped with new IT infrastructure and audio-visual systems throughout.

Mapping the road ahead

Selected to provide comprehensive project management services, our Colliers Project Leaders Healthcare team is working alongside Grandview Kids and its partners as they move through each project phase to final delivery.

Under the Design-Build-Finance model, our team is responsible for maintaining all project control functions throughout the lifecycle of the project, including cost and schedule control, risk management and quality assurance. We have successfully completed the pre-transaction phase which included procurement of all consultants, leading stakeholder engagement sessions with the Planning, Design and Conformance team to complete the output specifications, coordination with the town and region for the site plan, and prequalification of the project teams – referred to as ProjectCo. We have applied our healthcare experience to help Grandview Kids navigate funding approvals with the Ministry of Children, Community and Social Services and mitigate risks as we progress through the project.

Grandview Kids’ funding application was approved in January 2020. By clearly mapping the road ahead, our project management team has developed a transparent and well-conceived plan to begin construction in 2022. They will continue to provide support to the stakeholders and project team as they oversee construction progress and administrative functions. We are also available to call on our in-house move management, operational readiness and furniture, fixtures and equipment (FF&E) experts to provide additional services or support as needed.

A centre of excellence in pediatric care

Once complete, the new headquarters will offer a larger, fully accessible facility that will allow Grandview Kids to expand on its existing services, and introduce new services, as needed.

The consolidation of its existing facilities into this main site enables Grandview Kids to increase physical capacity as the population of Durham Region continues to grow. Its three remaining satellite locations will also help to reduce travel times and offer services to clients and families at a distance.
