The 202 Jarvis Street Development is an innovative mixed-use 565,000 sq. ft, 45-storey building that will include an institutional base and 588-bed residential tower, with retail space on the ground floor. The project represents a significant opportunity for Toronto Metropolitan University to expand its campus vertically and provide much needed space to meet growth demands. The academic portion will include classrooms and meeting spaces, research labs and departmental offices. The project is being delivered using the IPD delivery model.
As a partner of the CCDC 30 IPD Contract, our team is supporting the university with IPD advisory and facilitation services including: partner procurement and onboarding; CCDC 30 implementation advisory and coordination; Big Room design and facilitation; risk management; Last Planner® System implementation; IPD financial management advisory; Choosing by Advantages® training and implementation; and Lean training and advisory.
To date, our team has provided the client and consultant team with IPD delivery coaching and training, procured the Construction Manager and major trade partners using public procurement processes, and developed the Supplementary Conditions to the CCDC 30 contract.
In addition, we have designed project-specific financial management strategy and tools, including a project benchmarking tool using a national database of completed projects. Other key accomplishments include establishing a virtual Big Room with shared content platforms for pre-validation, validation and construction; collaborative tool development; and defining the roadmap to validation, including the validation report structure and requirements.
We have also conducted various pull planning sessions and developed the master pull plan for the team.
